The Party Wall etc. Act 1996

The Party Wall etc. Act 1996 is a legislative framework intended to prevent or resolve disputes in relation to party walls, party structures, boundary walls and excavations near neighbouring buildings.

If you are intending to build close to, on or cut into the party wall of your neighbours property, you are referred to in the Party Wall Act as the Building Owner

If you are close to your neighbours property who is intending to undertake work by excavation or to your party wall, you are referred to in the Party Wall Act as the Adjoining Building Owner

Depending on your individual circumstances, whether one party is a commercial property the extent of work required my differ in complexity and numbers of Awards required.
